Stages of New Home Construction

As you are probably already aware, building a new home can take quite some time and entails many steps. But we want to help you feel prepared for this milestone journey — because it is life-changing!

Below we have laid out all the stages of new home construction so that you will know when you will be transitioning into each new phase throughout the construction process.

Construction Site and Foundation

The construction site and foundation are the basis and starting point for your new home construction! During this stage, we will prepare the site for the layout of your new dream home and set up utility access.

After the site is prepared, we will pour the foundation, reinforce it with steel rods, and waterproof it. Waterproofing the foundation ensures that your house will remain dry and mold free.

Framing

Once the cornerstone of your house dries, we will begin to frame the home. The framing phase is exciting  because you start to see your home take shape as the walls and roof come together. We will install floor joists, windows and doors, and a moisture control house wrap. This house wrap ensures that no water or air can seap its way inside.

Plumbing, Electrical, and HVAC

Once the shape of the house looks like a home, we will install major systems, including electrical wiring, plumbing, and HVAC. This stage must come after the home is protected from all weather elements. 

Insulation and Drywall

Another critical step is insulation, drywall, and alternative interior wall finishes such as prefinished plywood veneer panels and barnwood. Insulation keeps your home warm during the colder months of the year. You will save money in the long run by ensuring that your house is insulated almost everywhere: all exterior walls, the foundation, the attic, and any floors above the garage, which is essentially every wall that touches the outside air.

Once the insulation is installed, we can begin putting up drywall. The floor plan will start to come to life as the drywall is hung to create rooms throughout the house.

Finishes: Interior and Exterior

This is the stage when the house begins to look and feel like a home. You’ll get to choose all the finishing touches that make your home unique! 

  • Interior finishes: Flooring, lighting fixtures, cabinets, counters, kitchen appliances, and final paint.
  • Exterior finishes: Painting, masonry, and paving.

Finishing Up

At this point, your custom home will need to pass a final inspection, and then you can walk through your new home! During your walkthrough with the construction manager, ensure everything is how you envisioned it. If you find any problems, now is the time to mention them.
